What Agents Look For When Listing a House

A good Bozeman real estate agent will take the time to analyze a home before listing it. Without knowing as much as they can before they list makes it difficult to answer questions to perspective buyers when the time comes. Most agents will make a couple trips to the home to get a good feel and price range for the listing presentation.

Some items agents are looking for when viewing the home:

1. Floor plan

Agents will need to know exactly how many bedrooms, bathrooms and usable rooms the home has as well as garage space or extra amenities or features. A logical or illogical floor plan is also a point of concern and when there is a feature that makes for a disruptive flow, there may need to be creative staging involved to allow for better flow.

2. Condition

Is the home usable as is or will it need repairs to bring it up to par? This can also affect the price drastically if there is unusable space such as an unfinished basement.  Are there outdated appliances or features and will the seller plan on upgrading or replacing any of these.

3. Check for unnecessary items or clutter

If the home is too cluttered a good agent will recommend what to do with the items, rearrange them or suggest storing them until the move. Homes that don't offer free space to move around and clutter the walls with too many personal items distract buyers from the actual square footage of the home.

4. Examine colors and paint of the home inside and out.

If the red in the kitchen and teal green in the bathrooms can't be changed, then the sellers may not get an offer. Yes, its a simple change that sellers expect buyers to overlook but most do not. If a buyer senses too much work is involved when buying the home, chances are they will move onto to another home.

5. Check out the unavoidable issues and how to approach them.

There may be issues that are just plain unavoidable such as freeway noise, bad parking or location of the home on a busy street. These may be drawbacks but each may have its way around to present to buyers without making the issue stand out. Have the doors and windows closed to block the sound, park in the driveway or on the street so that buyers can park wherever its more functional.
